Renovation or new construction?
Zeist is a prosperous community. Therefore the situation in the Vogel neighbourhood was extra unpleasant: in 2001, it was a neighbourhood going nowhere with residents going nowhere. They could choose between renovating their homes or demolition and new construction. The second option included a return guarantee for the original residents.

More than 200 porch flats have been demolished, the replacement building comprising mainly of homes with gardens. The recession has slowed development of rental housing. These come on the market in 2011-2012. Meanwhile, the abandoned Villa Gregory has been restored for a residential group for young disabled people. The former garage of the villa houses the playground association that also needed a new place.
